樓價瘋狂 新界殘契樓盤搶手

font-size: 12pt; font-family: Arial;">樓市瘋狂,當居屋都有700萬樓王,200萬以下的私樓上車盤簡直一屋難求,《蘋果》發現一些契約不全、俗稱「殘契盤」的新界村屋近日亦成搶手貨,有價有市。市面殘契樓以低於市價的數十萬元起跳,元朗一個村屋單位連天台標榜平過市區車位,合共400方呎面積只賣98萬元。地產界指殘契盤存在業權不清問題風險極高,用家市民不宜盲目入手。</span></p><p style="margin-top:0pt; layout-grid-mode:char; vertical-align:; "><span style="letter-spacing: 0pt; font-size: 12pt; font-family: Arial;">本月中,大埔一間地產公司貼出一個「筍、平、靚村屋98萬」廣告,以平過市區車位促銷一個三樓連天台單位。廣告貼出後,吸引年輕情侶及在旺角租樓住的退休夫婦問津。記者以顧客身份約地產經紀睇樓,發現單位位於八鄉打石湖村一幢樓齡逾20年村屋,實用面積200方呎,一房一廳,經紀指會連同天台發售。經紀其後指該單位欠滿意紙,銀行不接受按揭,買家須一次過付款購買,但估計單位租金回報率達5%,加上毗鄰有豪宅邁爾豪園及高爾夫花園,若地段獲地產商垂青收購,買家轉售又可賺一筆。</span></p><p style="margin-top:0pt; font-family: Arial;"><br /></span><span style="letter-spacing: 0pt; font-size: 12pt; font-family: Arial;">現時樓市狂升,市面平價「殘契盤」買少見少,記者登上「香港屋網28Hse」發現標價100萬以下住宅盤只剩四個,其中一個錦上路石湖塘嘉景臺地下連花園,面積300方呎的「殘契盤」叫價80萬,但已經租出。</span></p><h2><span style="letter-spacing: 0pt; font-weight: bold; font-size: 12pt; font-family: Arial;">經紀:轉售無難度</span></h2><p style="margin-top:0pt; margin-bottom:0pt; padding:0pt 0pt 0pt 0pt ; text-autospace:ideograph-numeric; text-autospace:ideograph-other; layout-grid-mode:char; vertical-align:; "><span style="letter-spacing: 0pt; font-size: 12pt; font-family: Arial;">另一個「殘契盤」位於大棠水蕉新村一幢50年樓齡村屋,全幢兩層村屋連天台賣155萬,村屋設內置樓梯,但欠缺滿意紙,天台亦有僭建房間。經紀指:「(單位)現時租畀一對夫婦,月租5,000幾,回報率有4厘幾,日後亦可重建,而且起租僅一個月,你唔使搵租客,一買就收租。」經紀續稱,該村屋售價較市價平一大截,「外面一層就賣75萬!」她稱日後轉售無難度,「一筆過畀得起錢嘅客唔少,100多萬放喺銀行冇咩利息,寧願投資」。</span></p><p style="margin-top:0pt; font-family: Arial;"><br /></span><span style="letter-spacing: 0pt; font-size: 12pt; font-family: Arial;">記者發現「殘契盤」亦蔓延至離島,長洲大新後街一個面積490方呎二樓單位,樓齡42年又欠入伙紙,仍標價168萬。經紀指島上面積相若單位平均賣190萬元,但該單位契約不全,又有租約在身,售價才較平。經紀其後又指購買該單位絕無風險,只是無法向銀行申請按揭,並補充說,因為樓齡逾40年,銀行一般不接受按揭,「即使冇入伙紙,影響亦唔大」。</span></p><h2><span style="letter-spacing: 0pt; font-weight: bold; font-size: 12pt; font-family: Arial;">辣招致市場放盤少</span></h2><p style="margin-top:0pt; margin-bottom:0pt; padding:0pt 0pt 0pt 0pt ; text-autospace:ideograph-numeric; text-autospace:ideograph-other; layout-grid-mode:char; vertical-align:; "><span style="letter-spacing: 0pt; font-size: 12pt; font-family: Arial;">專門代理屯門及天水圍樓盤的祥益地產代理公司總裁汪敦敬表示,辣招下市場放盤量少,故售價低於市價的「殘契盤」仍有吸引力,但他指該類樓盤有風險,買家購入前必須小心諮詢法律意見,例如銀行會否接受「殘契盤」按揭申請等。</span></p><p style="margin-top:0pt; font-family: Arial;"><br /></span><span style="letter-spacing: 0pt; font-size: 12pt; font-family: Arial;">地產代理監管局發言人稱,現時未就地產代理處理「殘契盤」物業有任何訂明,亦沒有關於「殘契盤」的統計,但局方現時有發出《操守守則》,「地產代理必須誠實向客戶提供服務,倘若得知有關物業契據不完整,應如實告知買方及提醒購買的風險,而賣方亦可能因未能提供物業的妥善業權而導致買方取消買賣,同時建議買賣雙方在簽訂買賣協議前尋求法律意見」。</span></p><h1><span style="color: #000000; text-autospace:ideograph-other; layout-grid-mode:char; vertical-align:; "><span style="letter-spacing: 0pt; font-size: 12pt; font-family: Arial;">在瘋癲的樓市下,只要價格夠平,即使是「古靈精怪」的物業,都會有市場,殘契樓或半契樓就是其中之一。有資深投資者今年大手掃入五間「半契樓」,斥資超過500萬元,並揚言「即使水位少啲,如果容易統一業權的話,就會繼續買」。</span></p><h2><span style="letter-spacing: 0pt; font-weight: bold; font-size: 12pt; font-family: Arial;">比市價平一半</span></h2><p style="margin-top:0pt; margin-bottom:0pt; padding:0pt 0pt 0pt 0pt ; text-autospace:ideograph-numeric; text-autospace:ideograph-other; layout-grid-mode:char; vertical-align:; "><span style="letter-spacing: 0pt; font-size: 12pt; font-family: Arial;">殘契樓不但無法向銀行做按揭,而且律師樓一般不接殘契樓的樓契生意,風險極高,但人稱「凶宅大王」的資深投資者伍冠流一向「做足功課」,今年內已連掃五間殘契樓,估計斥資約520萬元。伍冠流接受本報記者電話訪問時表示,這類樓絕對「唔易買」,而且近期多了競爭者,他直指遇上「住喺單位裏面」的另外半個業主就好麻煩。</span></p><p style="margin-top:0pt;
